Residential Dwelling Forecast to 2051
Demographic Solutions (DS) monitors residential development at the site and estate level, with our Residential Supply Layer (RSL) having more than 30,000 discrete residential development polygons across Victoria. This number is growing and changing every week.
Residential Supply Layer: Broadhectare Monitoring
The RSL contains all known supply types and opportunities which allows for easy capacity assessments at our hybrid Popcaster geographies. These include:
- Broadhectare Monitoring: Greenfield development areas on the fringe of Melbourne and regional centres includes all known dwellings constructed since 2021.
- Redevelopment Projects: Comprehensive database of all projects since 2021 and future projects updated regularly. Includes proposed land use changes designed to accommodate residential development, predominantly in higher density housing formats.
- Infill Development: Opportunities for small-scale (<10) dwellings through “knockdown-and-rebuild”.
- Non-Private Dwellings: Identified institutional housing, such as aged care or student accommodation, that attracts a very specific population structure by age and sex.
Popcaster tracks residential development at the local level and is updated regularly
The RSL includes recently developed areas and areas earmarked for development, whether through the PSP process or individual projects and sites in established Melbourne. In the short term, DS validates sites using aerial photography and updates assumptions appropriately. Similarly, DS modifies the RSL according to changes to the planning scheme. This dwelling supply information drives population growth at the local level.
In the medium to longer term, DS has identified sites, based on zoning and include developments that were previously identified, but not constructed. In the period leading up to 2051, DS has utilised a number of prospective sites and development areas that would require planning scheme adjustment.
